Skin Care Firm Expands 400 Percent To Saddle Brook Industrial Space

SADDLE BROOK, N.J. – A skincare company has outgrown its industrial space and is moving from Carlstadt to Saddle Brook to gain more than 400 percent in additional square footage.

The relocation is a significant expansion move for the company's regional warehouse and distribution operation.

Peter Thomas Roth Labs manufactures and distributes consumer skin care products. Launched in 1993 and headquartered in New York City, its lines include more than 200 products sold worldwide.

The long-term, 73,000-square-foot Saddle Brook lease was negotiated by John Donnelly, an industrial specialist based Colliers International Group Inc., a global commercial real estate services firm. 

He also brokered the skin care company’s previous, 18,000-square-foot, multi-year sublease commitment in Carlstadt. 

Peter Thomas Roth Labs also maintains a manufacturing facility in Moonachie.

“We looked for space throughout the greater New Jersey Meadowlands submarket. The property at 45 Mayhill offers both proximity to the company’s manufacturing operation and space to meet its evolving requirements. The building also has good bones – with high ceilings, upgraded sprinkler system and ample loading,” Donnelly said. 

Donnelly also credited flexibility by the owner of the Saddle Brook property, Jos. L. Muscarelle LLC, in helping to secure the deal. “My client’s new landlord went out of its way to ensure a smooth and comfortable transition,” he said.
